Do you require an application fee?

No. We do, however, require $20 for each credit report (unless you are able to provide a satisfactory one)

 

What are the criteria used for approving an application?

When you submit an application you are allowing us to perform a background search. We consider your income to debt ratio, your prior rental payment history, and your credit report equally, in order to determine your qualifications. Your credit report does not have to be spotless, but it's important that you show patterns of paying your bills as timely as possible.

 

How long does the application process take?

Usually 24 to 48 hours depending on the availability of your references. Multiple applications require more time. Feel free to call and inquire if you have not had a response.

 

How is a lease terminated?

At the end of the lease or thereafter, you may terminate the lease with proper 30 day written notice. The owner may terminate the lease with 30 day written notice, as well.

 

What if I need to move before the lease expires?

You should notify us in writing of your intent to move. We will make every effort to rent the home as soon as possible. However, you will be responsible for paying the rent through the end of your lease or until the home is rented (whichever occurs first).

 

Can I sub-lease the property?

Not without owner consent. The lease clearly states that the resident shall not sublet any portion of the lease.

 

Can I get a pet after I move into the property?

Not without owner consent. You must seek approval in writing from the Managment Company. Whenever pets are allowed, there is a "pet fee".

 

How do I report a maintenance request?

You should complete a request by emailing us at: service@nhlpropertymanagement.com , unless it's an emergency, in which case you should call your Property Manager directly.
